Our clients, relocating back to the UK after several years overseas, required a spacious two-bed apartment with outside space, which would also be a good rental investment if they decided to let it out in the future. Both having busy schedules and not being familiar with the London property market, using us enabled them to spend more time doing the important things when arriving back in the UK.

After showing them several properties in the Kensington and Chelsea area, we eventually sourced them the perfect property with a very competitive cost per square foot, great internal floor space and a charming patio area to the rear of the property. The property had great letting potential with a 5.2% ROI, at current market value.

Our client, a very busy city lawyer but first time buyer, required a large one bed or two bed apartments within walking distance of Hampstead tube station. We previewed twenty-two properties, then shortlisted four properties for our client to see, of which one suited him perfectly. A very large one bed + study apartment in a wonderful period conversion on Hampstead Hill Gardens, we negotiated 7% off the asking price. The property needed some modernisation, including a new kitchen. After completion we organised for our recommended builder to carry out the necessary works on the property.

Asking price: £430,000 - Purchase price: 385,000 - Saving for our client: 10.5%

Our clients had already started looking for a property in the area and having seen more than ten properties which were all completely unsuitable, decided to instruct us. The main advantage for them was that we were in regular contact with the agents and were able to get through the door when suitable properties came to the market, as their schedule was too full to see properties at a moments notice. On this occasion, our clients had a firm idea of what they did and did not like, so we were able send a very specific brief to our local contacts.

Two months later we sourced a very attractive mansion block apartment on West End Lane, West Hampstead, coming to market at £430,000 and finally securing at £385,000.

We also advised our clients when they decided to extend their lease, introducing them to our recommended surveyor, specialising in lease extensions, in turn strengthening their position to reduce the sum quoted by the freeholder.

Asking price: £1.75m - Purchase price: £1.61m - Saving for our client: 8%

Our client, from Germany, was relocating his family to London for his work. Planning to stay for three to five years, our client wanted to retain the property as a long term investment. They also wanted to be within a ten minute drive of schools which had been recommended before arriving in the UK.

We found our client an absolutely splendid four bedroom house on New Kings Road. The house was in need of complete redecoration, which was carried out by our recommended builder, taking less than a month to complete.

The house has also been a great investment since the purchase; with similar nearby properties going for considerably more than what they paid for the property.

Asking price: 2,950 pcm - Agreed at: £2,500 pcm - Saving to our client: 15.2%

Our client, new to London, had no time to look at properties and deal with estate agents, and needed someone to advise him on where to rent, what was good value, and be within walking distance of the centre of London.

Our shortlist was produced within ten days and successfully negotiated more than fifteen percent off the asking price as well as negotiating for a change of furniture.
